M/I Homes is now building in the final phase of Heatherwood in McKinney!! Let’s take a look at their new model, the Bellaire floor plan. This gorgeous 3,750 square feet home offers 4 bedrooms, 3-1/2 baths and has so much personality. You first notice the grand entry way when walking in with guest suite and study at the front of the home. The spacious kitchen comes standard with 42″ cabinets with tons of great upgrade options. The butlers pantry makes the dining room easily accessible from kitchen as well as over-sized dinette area with tons of great windows! Large master suite with double shower located downstairs as well as the over-sized laundry room with mud-room set up. Upstairs are two of the secondary bedrooms, bath with game room. There are additional options to add a 5th bedroom and media room as well. This home is a must- see as this final phase of Heatherwood just opened and now is the time to jump in! There are 60+ over-sized lots to pick from, including two cul-de-sacs, many with green spaces and along the tree line.

The Heatherwood community is a quiet location a few minutes away from the hustle and bustle of a growing McKinney, but minutes from 380, 75, and the Tollway for quick travel. Community play equipment, swimming pool, splash pad and walk/jog trails give you places to get outdoors and meet your neighbors and the neighborhood. Prosper’s Exemplary John Baker Elementary is also located within the neighborhood.

What You Might Want to Know…..

….about that Online Price Estimate!!

Thinking about selling and need a valuation on your home?  You might not want to put too much weight into an online valuation tool, especially if your home is in Texas.  Texas is a non-disclosure state which means when a home is sold the sales price is not matter of public record.  The only people that have access to sold data is realtors and appraisers, not even the local taxing authorities are privy to the data.

Why you shouldn’t trust online Real Estate price estimates:

zillow.com: “The Zestimate is not an appraisal and you won’t e able to use it in place of an appraisal, though you can certainly share it with real estate professionals. It is computer-generated estimate of the worth of a house today, given the available data. Zillow does not offer the Zestimate as the basis of any specific real-estate-related financial transaction. Our data sources may be incomplete or incorrect; also, we have not physically inspected a specific home. Remember, the Zestimate is a starting point and does not consider all the market intricacies that can determine the actual price a house will sell for.” “Is a Zestimate an appraisal?” at zillow.com/zestimate *

trulia.com: “If you’re looking for a precise value for your home, or if you’re thinking of selling your home, we recommend you talk to a real estate professional. After all, our algorithms are smart, but we can’t know everything about your home’s features and location. Connect with real estate experts in your area.” trulia.com/trulia_estimates *

homes.com: “We’re not suggesting that you use our home value estimate in lieu of an appraisal from a trained professional when selling, purchasing, or refinancing, but it’s  the perfect source when you need a reasonable estimate and you don’t want to wait.” homes.com.home-prices *

Above are a few reasons why not to trust online real estate price estimates. If you want to know the true market value for your home you need to call us, your local real estate experts. We can give you a quick “average” valuation as a start and if you need a more precise number we can stop by and see the property to give a true market valuation.  Let’s us be your real estate “go to” professionals.  Knowledge and experience is not expensive, it’s priceless!

April Showers Brings Family Fun!

The saying “April showers brings May flowers” is true most times so let’s prepare for more rainy days ahead! It’s raining, it’s pouring, your day feels really boring…does this sound familiar? Sometimes when rain cancels outdoor fun events such as games or park time you find you are at a loss of what to do if stuck indoors.  You could curl up with a great book or binge-watch an entire season of something, but sometimes you want different, fun things to do at home with the family. Here are some great ideas for family fun indoors on a rainy day!

Find that treasure!

If children are in the house, help keep their day lively with a treasure hunt.  Make one set of clues for every player (try rhyming the clues for fun), each clue leading to the next one and, finally, to the treasure at the end. Seal them in envelopes marked with a clue number to help the treasure hunters keep track. Whoever solves the clues and find the treasure first can win a small prize or even set up the next treasure hunt for the others to find. Uncovering treasures around the home can be a fun and lengthy game to pass the time! Have fun with it!

Build that fort!

Who says tents have to stay outside? Build a family fort or even set up a tent indoors. Setting up the camp scene can also lead to more family fun like a family movie or story time. Furniture, blankets, and even flashlights…camp in the great indoors for some fun time together!

Put on that Apron!

When raining outside, some can be inspired to cook or even bake some yummy goodies for all to enjoy. Baking cookies can be a fun family event or even going that extra mile to prepare a big dinner while stuck indoors. Make sure to plan ahead for this and keep extra baking supplies on hand for that rainy day.

There are so many other great ideas for rainy days including art, games, and even enjoying a good nap! Rainy days can be a good reminder to slow down from the hustle and bustle of normally busy plans so if given the chance try to relax and let mother nature make the plans. If not, don’t forget the rain boots and umbrella.

Join us for Dancing with Dominic!

The Marr Team is excited to be the headline sponsor for an upcoming charity event, Dancing with Dominic, coming up this Saturday, April 1st! We are honored to sponsor and help organize this event and would like to extend the invitation to you all and your families to join us! Details below:

Join us for our annual Dancing with Dominic event for some family fun and to help support a great cause! Dominic is a 7 year old little boy who lives in Prosper Texas and attends 1st grade at Baker Elementary. Dominic suffers with Hunter Syndrome, a rare progressive genetic condition affecting 1 in 150,000 males. There is currently NO CURE and without a cure or treatment, Dominic may not live to be an adult.

Dancing with Dominic 2017 is a family-friendly fundraiser to raise awareness of Hunter Syndrome and raise funds for research. In the past few years, Dominic’s family and other families across the country have raised over $500,000 towards finding better treatments or a cure but a least another million dollars are needed to bring the research to a clinical trial in 2018!! The one-time treatment, called gene therapy, is already proving to be effective in another clinical trial therefore bringing it to Hunter Syndrome patients is close to becoming a reality.

Dancing with Dominic is more than just a dance – it’s a family event that includes dinner, entertainment, kids’ activities and a silent auction. Amazing Caterers and Events, LLC is providing a buffet dinner; Cadette Girl Scout Troop #7229 is planning the kids’ activities, such as face painting and arts/crafts; JC Bell Photography is providing a photo booth; and DJ LTMB is providing the music. Performers include the Prosper High School Talonettes and Reynolds Middle School Eagle Darlings, and of course, Dominic!! Silent auction items include, FC Dallas tickets, a Michael Irvin autographed football, an autographed Dallas Stars Hockey Puck, Amazing Jakes all-inclusive day passes, Lularoe, Stella and Dot, Mary Kay, Advocare, Lipsense, Younique, and much more.

We love to give back to our community and we are thankful to have another opportunity to give back by being a part of this event for our favorite superhero, Dominic.  We hope to see you on Saturday!
